Scheduled roofing inspections are a great way to keep your roof in top shape, and it’s important to have a roofing contractor who performs a thorough inspection. When your roofer performs an inspection this spring, make sure the following parts and areas are included in their report.
In addition to normal wear and tear, exterior roof inspection includes looking out for damage caused by strong winds, which is often observable at the eaves. Wind damage is the reason most asphalt shingle roofing systems nowadays have a reinforced first row of shingles (also known as starter strips), and are attached using a combination of adhesive and nails. A roofer might recommend an upgrade if your existing roof is compatible. The contractor should also look out for impact damage from hailstones or airborne debris.
Flashings are metal strips that protect areas that may be vulnerable to leaks. These areas include protrusions such as chimneys and dormers, as well as breaks in the surface such as valleys and parts, where the roof meets a sidewall. If these metal strips are dislodged, missing or damaged, your house needs roof repair.
Roof inspection shouldn’t stop at the exterior, and should include the attic area, as well. In addition to looking out for signs of leaks such as water stains, a significant portion of the attic inspection is dedicated to checking the attic insulation. A leaky roof could allow rainwater to soak into the insulation and cause it to clump, which could reduce its efficiency. The roof’s R-Value, i.e. its ability to resist heat flow, is also assessed; a higher value means better insulation.
Ventilation is important to prevent trapping heat and moisture in the attic, so adequate ventilation is part of the inspection. The bare wood parts, including the roof deck and trusses, should be inspected for signs of water damage, as well as for possible intrusion of mold and mildew.
Maintenance Plan and Written Quote
At the end of the inspection, you will receive a report that should include the previously discussed parts and areas, as well as a maintenance plan that includes required repairs, and an estimated timeframe of when these repairs should be done. You should also receive a written quote for the repair work.
